The convenants all members have agreed to follow by purchasing a home in Yates Mill Estates.

Standards and Guidelines

  • Fencing:

    All fences must be submitted to the Architectural Committee and approved prior to installation. To prevent back and forth, please be sure to include a plot plan of where you intent the fence to be on your lot. We do not require a formal survey. No fence shall exceed a height of 6 feet. Fence styles must be one of the existing styles in the neighborhood today, which provides a variety of materials including black aluminum, wood and wood-like vinyl.   • Parking Pads and Driveway Extensions:

    Expanding the square footage of your driveway requires an Architectural Committee approval. A plot plan is required, including distance from property lines. A minimum setback of 10 feet is required

  • Sheds:
    Sheds are permitted in backyards with approval from the Architecture Committee. Sheds must comply with county regulations, and leverage materials that match the house siding/colors

  • Landscaping:

    • Landscaping requirements apply to yards that can be seen from the street

    • Grass must be cut under 5”, with front yards a single species of grass

    • Weed management is required (hired or DIY)

    • Regular pruning of shrubs/trees/flowers 

    • Regular mulching/pine straw at a frequency where you cannot see weeds, grass, or dirt 

    • Weeds/grass needs to be controlled to be kept out of landscaped areas

    • Maintenance pertains to areas around the base of trees/shrubs individually planted in yard 

    • Planting invasive varieties of plants such as kudzu and bamboo is prohibited

    • Garden fencing and support materials need to be removed when the garden is not in use. Must use materials with neutral colors that blend in with the landscape (no white). For year round gardens with any additional structure/fencing outside of a raised garden bed box must submit an architectural request for approval 

  • Irrigation Systems:

    • For mulched, rock or pine straw landscape beds: Buried low pressure systems that come from the hose bib are permitted (subject to potential day restrictions in the future)

    • For lawns: No more than two temporary sprinklers attached to hose bibs running at any time

    • All other systems (i.e., in ground sprinklers) require approval and a private well to support

  • Vehicles cannot be parked on the Common Grounds

  • Lawns cannot be used for parking. The Board understands the roads are small as are garages & driveways so short term parking just off the side of the road onto lawns for guests/contractors is allowable. 

  • Trailers cannot be stored on properties other than in garages. Parking of trailers is allowable up to 1 week in driveways while they are in use

  • Landscaping materials such as mulch/pine straw & soil may be placed on the property in a pile. Materials must be used within 1 month of placement

  • Construction materials are not allowed to be stored on properties unless approved by Architectural Committee

  • Reflectors used along the side of the road, driveway, or sidewalks are not allowed

  • Trash cans must be pulled back from the street no more than 2 days after trash pickup. In addition, trash too large for trash cans need to be disposed of within 2 weeks

  • Materials, structures, and tools left in yards needs to be put away in garages, sheds, or discarded

  • All exterior lighting (including low voltage) should be regularly maintained to include operability, elimination of rust or corrosion, and placement/alignment of bulbs and fixtures

  • The stone structures on either side of the driveway need to be repaired to a standard similar to the rest of the neighborhood

  • Above ground pools are not permitted
