GENERAL OVERVIEW

  • Spring is here and everything is starting to green up and grow. Kohn-Ell periodically performs drive-thru inspections for lawn maintenance and general house exterior care, so you may see

    them in the neighborhood.

    • As the days get longer and the neighborhood springs back to life please keep in mind there are neighbors, children, and pets outside enjoying the weather. Make sure to slow down when driving through the subdivision so we can keep a safe neighborhood. Recommended speed is 25mph.

    • HOA dues have been increased this year as was discussed in the annual meeting and dues are due 1Apr19. Please make sure these are paid on time as there will be a late fee enforced for any outstanding bills.

    • As a reminder, the board will be having monthly meetings. If you have any concerns you would like addressed during these meetings, please contact Mary Monticelli at

  • Website

    • The neighborhood website is here: https://www.yatesmillestates.com.

    • This site is intended to be informational: you will find documents and forms to download, HOA Updates (in blog and PDF format), as well as additional details about paying your HOA dues, and a contact form to send messages to the board.

  • Facebook

    • In case you are not already a member, there is a Facebook page dedicated to the residents (only) of Yates Mill Estates. The group is called Yates Mill Estates Neighborhood.

    • On the Facebook page is a neighborhood contact list that is pinned to the top of the page. If you are comfortable, please fill out your information! For reference, the numbers in column A represent the lot number associated with your home.


COMMITTEES

  • Architectural Review Committee:

    • Members include Luke Payne, Tanya Shepherd, and Laura Tomlinson

    • If you are planning on adding a fence or structure to your property or changing the aesthetics of the exterior of your home please submit an architectural request form. If you are unsure whether or not you need to submit a form be on the safe side and please submit one anyways. You can find the architectural request form for download here: https://www.yatesmillestates.com/documents/

  • A landscaping committee has been formed to help keep our neighborhood looking good. Initially we will be looking to clean up our common areas but this group could grow depending on interest and funds. In you are interested in being a member please contact Lindsey Smith.

  • A social committee has been formed to connect our neighbors through get togethers and volunteer events. If you would like to be a part of this committee please contact Devon Longo.


STORMWATER PONDS (BMPs) / ROAD TURNOVER

  • Stanley Martin has been working on getting our 3 BMPs reshaped.

  • All ponds are considered wet ponds and our insurance currently only covers dry ponds. Mary is looking into getting the insurance changed and also understanding the cost difference.

  • Once Stanley Martin has performed their final BMP maintenance, Brian King at Harris Engineering (Stormworx) will be taking over the maintenance and inspections of our BMPs (expecting this summer).


GROUNDS MAINTENANCE

  • Bland Landscaping has been selected for maintenance of our common areas and BMPs. They have started maintaining these areas so if you see that they have missed something or you would like to see something changed please let us know. For reference, the locations they are contracted to maintain will be uploaded to the webpage.

  • Chose not have Bland Landscaping apply mulch to the front of the subdivision due to the cost. The plan is to mulch this area but currently looking into other options.

  • Have a favorite landscaper? Let us know! Looking for other options for next year as we are locked into a 1 year contract for 2019.


HOA VIOLATIONS

  • The subdivision is officially sold out and all neighbors have moved in! That being said, this year the HOA will start to enforce the covenants more rigorously. If you do receive a letter about a violation please respond promptly so the issue can resolved. Failure to respond may end in a fine, but we’d like for it not to end that way.

  • Please help keep our neighborhood looking respectable. If you see something that needs to be fixed or have a recommendation for a change, please say something!
